2. SEARCH FOR PROPERTIES
We have an automated MLS system that searches and notifies you when properties meeting your criteria are available. Every time a suitable property becomes available, we’ll let you know. Listings usually include pictures and a map
3. VIEWINGS OF PROPERTIES
From this list of rental suites, you can choose those you wish to view in person. It is possible that you have first-hand knowledge of some of the Condo buildings and could make an offer based on the information provided. Most properties will have scheduled showing times – we will match that with your schedule and book showing times.
If you agree to these showing times, keep in mind that you will meet our showing agent at the property (in the lobby for condominiums). Having multiple showings in multiple locations requires us to give ourselves enough time to inspect a unit and travel to the next location. It is imperative that you adhere strictly to the schedule and do not arrive late.
4. THE OFFERS AND THE NEGOTIATIONS
When you find the ideal suite that meets all your requirements, we will immediately proceed with the Rental Application + Offer to Lease. All the terms and conditions relating to this will be explained in detail – only upon your approval will these be communicated to the Landlord’s Agent. Closing preparations begin if the application is approved. If there is a counter-offer, then the revised offer is returned to you for final approval.
5. PREPARATIONS FOR CLOSING
When an Offer to Lease has been accepted between the parties, we start to take next steps to help arrange for Tenants Insurance, transfer of utilities, contacting the Management company to inform them of becoming a New tenant (which normally means filling paperwork to allow the Condo Corporation to maintain information on their Occupants) plus making booking move-in dates for reserving the moving elevator. It may also mean giving your current landlord your lease termination notice.
However, the immediate first steps are to arrange when an offer is accepted:
Certified funds for the 1st and last months rent and payable to the Listing Brokerage. Most Brokerages are setup to receive Direct Deposit into the Bank Accounts to ensure security and timely payment. Payment towards Key deposits are always made payable to the Landlord.
Arrange for 10 post dated cheques made payable to the Landlord to be delivered asap
Tenant Insurance is another item to start looking after asap.
Making date and time reservations for the move-in date and use of the Elevator with the Condo Management office. You may be required to safety deposit for the use of the Elevators and this is normally refunded – provide there is no moving time damages.
Arrangement for the transfer of the utilities on or before the move-in date.
6. THE KEYS
Key hand over on or before move-date has become a simplified process where the Main door key and/or the elevator key-fob are left in a Lockbox in the building. You are given the code or or before move-in day with directions on where the Lockbox is and how to operate same to retrieve the keys inside. The remaining Keys are normally left on the kitchen counter within the unit and accessible only after you access the Suite. DO NOT COMPROMISE THIS SECURITY BY SHARING THE LOCKBOX CODE WITH ANYONE.
Sometimes a meeting at the property is arranged for the key handover.
7. INSPECTION OF THE UNIT BEFORE AND ON MOVE IN DAY
It is imperative that you inspect the Unit before moving anything in on the day of the move-in. Be on the lookout for irregularities, damage to the walls or floors. To demonstrate the damages for which you are not responsible, take photos immediately and send them to the Landlord so that he or she can remedy them. In addition, electrical items that malfunction, stoves and refrigerators that do not work should be reported immediately to avoid being charged for damage.As a result, the Landlord can take care of those issues promptly as well.
